The Sverdlovsk authorities refused to finance the construction of a low -rise village of Yuzhny, which is realized by the region belonging to the region of the development of the Middle Urals (KRSU).
There will be no social housing
As a result, all housing in the village will be sold at market prices – social housing, as expected, is not provided at all. The government believes: the company must pay for a loan. At the same time, the authorities do not exclude the option that support will be provided to projects implementing social housing.
The fact that the authorities will not support the project of the Yuzhny microdistrict, which is a priority in the planning suburban district of Istoksky, Kommersant was confirmed in the press service of the regional government. Earlier, we recall that it was planned that the budget would finance the laying of engineering infrastructure in the amount of 256 million rubles.
It was assumed that the developer would receive these funds in the account of compensating part of the costs, and thanks to this, the cost per square meter will decrease.
As the press service explains, the KRSU issued a loan of more than 260 million rubles to the center of low-rise construction (subsidiary of the KRSU) under the guarantee that social housing will be built in the South, its cost will be in the range of 32–35 thousand rubles per square meter. In fact, the cost of housing eventually turned out to be a market – almost 48 thousand rubles. Government Chairman Denis Pasler said that the regional budget would not go to compensate for this difference.
As the interlocutor in the press service told the publication, there are developers in the city who are ready to carry out social orders for low-rise construction: today in the regional center there are enough projects that can be implemented to create social housing with the support of the government in creating an infrastructure network. The regional government considers the decision of the center of low -rise construction to sell cottages at the market value to pay off the creditor – KRSU.
